With freehold ownership, you own the building and the land it stands on outright, with no ground rent to pay and full responsibility for maintenance. With leasehold ownership, you own the right to live in the property for a set number of years, and the freeholder or management company is responsible for the building's structure and communal areas, funded through a service charge.
A straightforward freehold purchase typically takes around 8-12 weeks from offer to completion, though this varies depending on the length of the chain, mortgage lender requirements, and how quickly searches and enquiries are returned. Leasehold purchases can take a little longer, as they involve reviewing the lease and management arrangements.
On completion day, your solicitor sends the purchase funds to the seller's solicitor, who then releases the keys so you can move in. Your solicitor will also arrange payment of any Stamp Duty Land Tax due and register your ownership with HM Land Registry.
A survey isn't a legal requirement, but it's strongly recommended — it can reveal structural issues or defects that aren't obvious on a viewing, giving you the chance to renegotiate or walk away before you're committed. We're happy to talk through the right level of survey for your purchase.
